The client’s primary objective was to refinance an existing loan. However, the case presented a significant complexity: the client’s wider property portfolio, which included the asset to be refinanced, also required concurrent refinancing.

Furthermore, the client, an experienced property investor, intended to move these residential assets from their personal name into a newly formed Special Purpose Vehicle (SPV), an essential step for optimising their long-term financial structure and management.

This simultaneous need for both refinancing and asset transfer created a multi-faceted challenge, requiring a solution that was not only financially sound but also expertly managed to ensure a smooth transition without interruption to the client’s business.

Our key contribution was our ability to navigate the intricacies of the asset transfer. We facilitated a seamless process, the transaction enabled the transfer of 8 high-quality, self-contained flats from personal ownership to the SPV, aligning with the client鈥檚 longer-term refinancing strategy.

Delivered to a tight deadline, the facility formed a key component of the client鈥檚 broader restructuring programme, which was completed in conjunction with additional 糖心Vlog funding.

This involved close collaboration with the client and their legal and financial advisors to ensure all legal and procedural requirements were met efficiently.
